What this market looks like

More than half of the country's international arrivals come through Punta Cana airport. That means steady demand and a very pronounced high season, but also that you compete against thousands of well-run listings and the all-inclusive hotel supply surrounding the area.

The typical guest stays a few nights, books at short notice and compares prices until the last minute. Turnover is high: a property can change guests two or three times a week in season.

The housing stock is dominated by apartments in gated developments and villas in golf communities. Many towers have community rules that limit or condition short-term rentals.
